Terms of Service

1. Acceptance of Terms

By creating an account or using Abode, you agree to these Terms of Service. If you do not agree, please do not use our platform. These terms apply to all users — tenants, landlords, property management companies, and visitors.

2. What Abode Does

Abode is a marketplace that connects tenants looking for rental properties with landlords and property management companies in Nigeria. We facilitate discovery, inspections, and payments — but we are not a party to any rental agreement between tenants and landlords. All rental contracts are directly between the landlord and tenant.

3. User Accounts

• You must be at least 18 years old to use Abode
• You are responsible for keeping your account credentials secure
• You must provide accurate information when registering
• One person may not create multiple accounts to circumvent bans or restrictions
• You are responsible for all activity that occurs under your account

4. For Landlords and Property Managers

• All properties listed must be real, available, and owned or managed by you
• Listing fees, rents, and other charges must be accurately stated
• You must not list properties without authorization from the property owner
• Fraudulent listings will result in immediate account suspension and potential legal action
• You agree to honour booked inspections and respond to tenant inquiries promptly

5. For Tenants

• Inspection fees are non-refundable unless the inspection is cancelled by the landlord or Abode
• You must attend scheduled inspections at the agreed time
• You are responsible for thoroughly inspecting a property before signing any lease agreement
• Abode does not guarantee the quality or condition of any listed property

6. Payments

Payments on Abode are processed by Paystack and governed by their terms. Abode collects inspection fees on behalf of landlords. Rent payments may be processed through the platform for tracked leases. All amounts are in Nigerian Naira (₦) unless stated otherwise.

7. Prohibited Conduct

You must not:

• Post false, misleading, or fraudulent listings
• Harass, threaten, or discriminate against other users
• Attempt to bypass platform fees by arranging deals off-platform
• Use the platform for any illegal purpose under Nigerian law
• Scrape, copy, or redistribute platform content without permission
• Impersonate another person or entity

8. Limitation of Liability

Abode acts as a facilitator and is not responsible for disputes between tenants and landlords, the condition of properties, or failures by either party to honour agreements. To the maximum extent permitted by Nigerian law, Abode's liability is limited to the amount paid to us in the transaction giving rise to the claim.

9. Account Suspension

We reserve the right to suspend or terminate accounts that violate these terms, engage in fraudulent activity, or pose a risk to other users or the platform. We will notify affected users where possible.

10. Governing Law

These terms are governed by the laws of the Federal Republic of Nigeria. Any disputes will be resolved through the courts of Lagos State, Nigeria.

11. Changes to Terms

We may update these terms as our platform grows. We will notify users of material changes. Continued use of Abode after changes means you accept the updated terms.
